Pre-Listing Walk-Through
Before MLS goes live, we audit every smart home system and disclosure-sensitive device. We identify recording cameras (Ring, Nest, Arlo), open-microphone devices (Amazon Echo, Google Home, Lutron keypads with mics), and automation platforms (Crestron, RTI, Lutron Homeworks, Control4). We document what requires disclosure per C.A.R. RLA Form ¶13 and CA Penal Code §630–637.5 — and give you a written report to attach to your disclosures.
Open House & Showing Day
We verify that recording devices are disclosed or disabled, Wi-Fi dead zones are resolved (buyers need to demo smart home features during showings in 6,000+ sq ft estates), and thermostats are configured for a comfortable buyer experience — not “seller away mode.”
Home Inspection Period
We walk the inspector through Crestron, RTI, Lutron Homeworks, and Control4 systems — confirming functionality and providing documentation. A non-functional $80,000–$200,000 automation system is a TDS defect under Civil Code §1102. If a legacy Crestron system is outdated, we provide an upgrade proposal so the buyer sees a path forward, not a liability.
Escrow & System Transfer
We transfer all smart home systems from seller to buyer: RTI and Lutron Homeworks dealer account transfers, Sonos account migration, Ring/Nest/Arlo cloud resets, smart lock re-pairing, and ADT/Alarm.com contract handoffs. Everything tied to the seller’s account gets cleanly severed — before close, not after the first post-close call from a frustrated buyer.

Outdated Crestron? We Fix That — Without Breaking the Bank.
Thousands of luxury homes in RSF, Del Mar, and Fairbanks Ranch were built with Crestron systems in the 2000s and early 2010s. Those systems still work — until they don’t. And when a buyer’s agent spots an unsupported $150,000 control system, it becomes your problem.

Why the upgrade beats the credit: A Crestron-to-RTI migration in an RSF estate typically runs a fraction of the original install cost. Sellers who upgrade before listing eliminate the escrow credit battle entirely.

Penal Code §632
California’s Invasion of Privacy Act prohibits recording confidential communications without consent of all parties. Criminal penalties: up to $2,500 per violation. Civil liability under §637.2: $5,000 or 3× actual damages — whichever is greater. Smart home devices (Amazon Echo, Ring, Nest, Lutron keypads) may be actively recording open house visitors without anyone knowing.
C.A.R. RLA Form ¶13 requires sellers to disclose recording and surveillance equipment before MLS goes live. We identify every active recording device and provide a written disclosure checklist for your transaction file.
Civil Code §1102
Sellers must disclose the presence and condition of all systems — including built-in electronics, automation, and security. TDS must be delivered before transfer of title (§1102.3(a)). Anyone who willfully or negligently fails is liable for actual damages (§1102.13). A buyer who discovers post-close that the Crestron system doesn’t work has a colorable TDS claim.
We document the operational status of every AV and automation system before the TDS is delivered, so your disclosures are accurate and defensible.
SB 327
Requires “reasonable security features” on all connected devices. A smart home device still running factory credentials or not reset between owners is a documented security vulnerability. A listing agent who doesn’t flag this creates a security exposure the buyer’s agent will find.
We perform a full device security audit at transfer: factory resets completed, default passwords changed, all seller cloud accounts severed.
Civil Code §1572
Even in “as-is” sales, known material facts must be disclosed. §1572 (fraud/misrepresentation) applies regardless of as-is language. An agent who knew the smart home system was non-functional and failed to disclose could face DRE disciplinary action. §3343 allows buyer recovery for the difference between represented and actual property value.
Our pre-listing audit gives you documented, defensible proof that AV systems were inspected, disclosed, and in working order at listing.
